In addition to our own experiences, the data shows the benefits of consulting a stager. In February 2019, the National Association of Realtors invited a random sample of 48,728 active REALTORS® to fill out an online survey regarding the effects of staging. The findings of the survey showed that 83% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home. Similarly, a 2019 survey of 4,200 staged homes showed 68% sold for 6-23% more than their unstaged neighbors and spent 72% less time on market. When sellers spend .5% of the value of their home on staging, they saw a 1000% return on their investment.

Home is where we have raised or are still raising our children, spend time with friends, work and create memories. It is also where we store our precious belongings. What is endearing to us, is not so attractive to a prospective buyer. Deborah stresses, “We have so much emotion invested in our own homes, it is nearly impossible for a seller to be objective while preparing their home for sale.” She offers distance and objectivity, while implementing proven techniques that help sell, such as creating focal points to draw attention to the positive aspects of a home.

Todays’ buyers want a fresh and uncomplicated home. When a buyer enters the home, it takes 15 seconds to form an opinion. Buyers spend the rest of the time, subconsciously reinforcing that opinion. Deborah uses a multisensory approach to encourage a ‘Feel Home’ outcome. Each buyer is hoping this house is ‘the one’, while staging techniques strategically assist the buyer in visualizing that life.
