Parkland’s buying season usually begins in May and ends in September. Since many people want to settle into their new home before the new school year begins, our busy season is heavily influenced by the school year calendar. As a result, the activity during these months is an important indicator of the health of the Parkland real estate market.
According to the Beaches MLS, 302 homes sold in Parkland from May through September. This is slightly higher than the 280 transactions for the 2022 season. Interestingly, this increase occurred despite a smaller inventory of available homes and an increase in the number of days a home remained available. In summary, Parkland’s real estate remained fairly balanced during the 2023 season. This is despite a dip in sale prices, a small increase in expired listings and homes remaining on the market longer. Upon a study of the data, it seems a very low inventory is contributing to home values remaining stable.
